" My wife, Nina, and I would like to tell you about the wonderful experience we had working with Miguel Beltran. We had been looking to purchase an investment property over the past few years, but all of our previous attempts failed because we didn’t have the right realtor involved—until we met Miguel. On the morning of December 6th, 2014, Nina and I woke up and spontaneously decided that we wanted to see some condos in Channelside. Nina had heard some chatter on the Internet about Jeff Vinik and Bill Gates making a $1 billion investment in the area, so we decided to take a look at what was available. We called Tampa4U because we were familiar with your website and because your office is located in the heart of Channelside. However, having been tainted by high-pressure sales tactics from other realtors in the past, Nina and I decided to put up a wall to protect us from feeling trapped again. When Olga answered the phone, I made it very clear to her that we were “just looking” and not interested in buying anything right away. Despite my warning that we were “not serious buyers,” Olga was still very kind and courteous on the phone. She scheduled an appointment for us with Miguel Beltran for the next morning. Armed with only the basic information that Nina and I had given to Olga the day before, Miguel met us at 9:00 o’clock on Sunday morning with a bright smile on his face and a list of condos in his hand. Even though Miguel had a meeting with another client at noon, he still took the time to get to know us and really understand our budget, needs, and wants. After speaking with us and reviewing his list again, Miguel decided to show us a condo on the 25th floor in The Towers of Channelside first. We spent over an hour there, beginning with a tour of the lobby. Miguel took the time to introduce us to Sandra, the Property Manager, and worked with her to answer our questions about the building and its amenities. We took the elevator up to the 25th floor. When Miguel opened the eight-foot tall cherry wood doors to the condo, Nina and I saw a Carnival Cruise ship directly in front of us and a Royal Caribbean ship to our left. We worked hard to hide our smiles and delight. The view from the living room and the balcony was amazing, but we didn’t want Miguel to know that we felt that way—after all, we weren’t serious buyers, remember? Miguel was very patient with us, while we spent over a half an hour analyzing every inch of the 1,165 square-foot condo. We stepped outside onto the balcony together. Nina and I laughed as we watched Miguel cautiously cling to the side of the building (as far away from the railing as possible). He mumbled, “Oh… that’s a nice view,” as we all watched the Carnival ship depart from the port. At that moment, Nina and I felt like Miguel was one of our closest friends. Despite his obvious fear of heights, Miguel enjoyed the view as much as we did and we all laughed about his phobia. We built a “friendly and trusting” relationship with Miguel within the first hour after we met him. Miguel honestly answered most of our questions right there and then, and he wrote down the items that he needed to follow up on later. After we finished looking at the condo, Miguel still took more time to show us the pool area, club house, assigned parking spaces, and the storage room on our way out. We never felt rushed or pressured, even though Miguel had another client scheduled at noon. He asked us if we wanted to see something on Harbor Island next, so we could have something to compare the first condo with—until he could spend more time with us on the following weekend. Of course we said yes, because we enjoy looking at all kinds of real estate. When we crossed the bridge and drove onto the island, Nina and I immediately felt a different vibe from the area. We didn’t like it, but we were curious to see the inside of the condo anyway. When Nina and I saw that second condo, it immediately confirmed in our minds that the first condo at The Towers was exactly what we were looking for! Miguel hit the proverbial “bulls-eye” with the first unit that he showed us, but we needed to see the second one in order to realize that. As noontime rolled around, we thanked Miguel for his patience, understanding, and time, and we all agreed to meet again next weekend. Two days later, Nina and I called Miguel back and asked him to put in an offer for us. Miguel sounded surprised at our quick decision, and he offered to show us a few more places to make sure that we were comfortable with our choice. He told us about some similar units that were available and he was more than willing to spend as much time as we needed to see them. Nina and I were pleasantly surprised, knowing that Miguel honestly had our best interest in mind. He made us feel like we were more important to him than just closing the deal. Honesty, integrity, and trust are the qualities that set Miguel apart from all of the other realtors that Nina and I had worked with in the past. Miguel’s qualities are what made him feel like a true friend that we could count on, rather than just a sales person. Per our request, Miguel quickly typed up the contract that night and submitted our offer to the owner. The next day, Miguel called us to let us know that our offer had been accepted. From that point forward, Miguel helped us through each step of the purchasing process and he even came up with a “backup plan” with Olga in the event that our lender couldn’t get the condo approved for conventional financing. Miguel stayed in close contact with the condo association, our lender, and the title company to ensure that everyone received the information that they needed when they needed it. Jane Floyd, Branch Manager of NFM Lending, even complimented Miguel on his professionalism and diligence (and Jane is not easily impressed by anyone). On our closing date of January 9th, 2015, Miguel arrived at the title company before anyone else, and he stayed through the entire meeting to ensure that everything went smoothly between us and the sellers. Miguel also took the time to call us over the weekend to make sure that we got into our condo okay and to see if we needed anything else. While I can go on and on about how wonderful our experience was working with Miguel Beltran, the bottom line is that Nina and I closed on our condo in The Towers of Channelside on January 9, 2015—right on schedule. We owe a debt of gratitude to Miguel and we’re looking forward to working with him again in the near future as we set our sights on Orlando next! "
